THE OASIS at COUNTRYSIDE MANOR
The Oasis at Countryside Manor is our privately owned holiday
home and all the photos you will see on this web site are of our
home (unless otherwise stated) We aim to visit The Oasis at least
twice a year to ensure our villa is maintained to our high standards.
Q. Where is The Oasis situated?
A. The Oasis is situated at the lovely Countryside Manor, an upmarket
community of custom built homes all set well apart from
one another with large established gardens, with an abundance
of pine, oak & palm trees and surrounded by conservation
area of protected woodlands and wetlands.
Q. How do I find The Oasis at Countryside Manor?

Q. What time does it take to get to Disney World and the
Airports from The Oasis?
A. The Oasis is ideally situated just off The Poinciana Boulevard
and there is a very direct route, which takes about 18 minutes
to get to the Disney main gate.
The Oasis at Countryside Manor is 25 minutes from Orlando International
Airport and 55 minutes from either Sanford or Tampa Airport.
Q. Where is the nearest Grocery Store?
A. We are very fortunate at The Oasis as we are just a 5 minutes
drive from 3 great grocery stores. You can choose from Wal-marts,
Publix or Winn-Dixie
Q. Do you have someone we can contact if we need assistance?
A. We have a local management company- Property Care Service - who
look after The Oasis and our guests in our absence. They are on
hand in case guests have any questions whilst staying at The Oasis.

Q. Are there any extras, which are not included in the
rental rates?
A. Our rental rates do not included flights, car hire, travel
insurance and attraction tickets. We can provide information as
to where to obtain these other components.
We also offer optional extras that are chargeable including pool
heating, welcome pack of groceries & mid-term clean. We have
a large crib available for a small supplement for assembly.
Q. Is payment per person?
A. No, payment is for the villa and its own private pool.
Q. Are Towels & Linens provided?
A. Yes, towels & linens are provided with the exception of
beach towels
Q. What do we NOT have to take?
A. We have provided two hair driers an iron and an ironing board.
As there is a full sized washing machine and drier you can lighten
your packing. There is also a drying shelf for delicate items.
There is an initial supply of paper products such as toilet tissues
and some small soaps.
Q. What DO we have to take?
A. We suggest you bring your own beach towels for the pool and
trips to the water parks and beach. As The Oasis is booked on a
self-catering basis you should take personal toiletries such as
shampoo, shower gel etc.
You will also need dish washing liquid and laundry detergent.
There are several grocery stores within a few minutes drive of
The Oasis where these products can be purchased (a map is provided)
Q. Is there air-conditioning?
A. Yes, The Oasis has full air-conditioning. Additionally fans
are installed in all of the bedrooms, the TV lounge and on the
lanai. Air-con works most efficiently if the doors and windows
of the house remain closed, yes even the patio door to the pool!
Just slide it shut while you are outside. Trying to air-con the
whole of central Florida is not only expensive but could also result
in damage to the air-con unit due to its "overwork"!
Q. Is there a house alarm?
A. The Oasis is equipped with a security alarm, which should be
set whenever you are out of the villa. There are smoke detectors
with fire alarm and emergency lighting. There is also a fire extinguisher
and first aid kit.
Q. What about cleaning?
A. Unless the booking is for less than 7 nights, end of stay cleaning
is included in our weekly price. However guests are required t
o take good care of the property and leave it in a clean and tidy
condition at the end of the holiday. Mid-term cleaning can be arranged
for a small cost.
Q. Is "The Oasis" licensed?
A. Yes," The Oasis" has
a short-term rental licence and this is displayed at the villa.
Q. What is the security deposit for?
A. Whilst most of our guests are very respectful of our villa,
some may not be and may cause negligent damage, so we have to cover
ourselves just in case this rare instance occurs. The security
deposit is added to the final balance. This will be fully refunded
21 days after the completion of the holiday subject to confirmation
by our Management Company that the Villa and its contents are in
the same condition as on your arrival. Any damage, breakage, excessive
use of the phone or utilities or leaving the Villa in a condition
that warrants extra cleaning, will be made good from the security
deposit.
Q. What are your payment terms?
A. A deposit of £150 / $300 per week booked is required
to secure your booking and should be enclosed when returning the
Booking Form. Your booking confirmation will be sent to you. And
an invoice for the balance will be sent approximately 12 weeks
before the commencement of you visit. The balance of your rental
will become payable 10 weeks before departure. If a booking is made
less than 10 weeks before departure, the full amount is payable
at the time of booking.
Q. How do I check in?
A. Once your final payment has been received you will be sent
a confirmation letter along with a map & directions, either
by post or by email. UK guests are sent a key.
Guests from all other areas are sent instructions for the key
lock box located at the villa, therefore eliminating the need for
our guests to having to call into a separate management office.
Q. What is your policy on smoking & pets?
A. We have a non-smoking policy within our villa. An ashtray is
provided for use on the lanai. As a courtesy to guests with allergies
our villa has a strict NO PETS policy. Any evidence of guests smoking
in our villa or pets will result in immediate loss of your entire
security deposit.
Q. Does The Oasis have a phone?
A. The Oasis has two phones. One is an answer phone, useful for catching messages when you are out. The other is a cordless phone and is located in the Majestic Arabian Nights Master Bedroom.
All local, long distance and international calls are free.
Q. Why should I choose "The Oasis"?
A. Our villa "The Oasis" is lovingly maintained by ourselves as
our own Home from Home. We try to provide as many little "extras" as
we can, such as DVD, video and book library to make you feel at
home too! A selection of board games is also provided.
Q. Do I need travel insurance
A. We strongly recommended that as soon as any component of your
vacation/holiday is booked that full travel insurance is taken
out to cover any cancellation fees and/or any losses which may
occur. Any claim for compensation, loss or injury must be directed
to your insurance company.
Q. When do you advise pool heating?
A. As a rough guide pool heating is recommended from the end of
September until the end of April. Reduced price summer heating
can also be provided.
Q. Do I have to pay for a BBQ, cot/crib or highchair?
A. A charcoal BBQ, travel cot/crib, highchair, toddler potty and
stroller are provided free of charge. A large wooden cot/crib for
an older infant is also available at a small supplement.
Q. How do I book your villa?
A. A provisional booking can be made by a phone call or email
and held for a maximum of five days to allow time for your completed
booking form and deposit or full payment to be received. A confirmation
letter or email will then be sent to you of your booking.
Q. Who has use of the villa?
A. Only those persons named when on the booking form are allowed
to use the Villa and its facilities, ( a requirement of Florida
State Law ). All bookings are taken solely at owner's discretion.
